To ensure the health and safety of your property, we follow a comprehensive 40-point inspection checklist during every visit.
Our Checklist includes:
Exterior Inspection Upon Arrival:
Visual review of exterior
Grounds - landscaping, lawn, sprinklers
Remove Newspapers & Flyers
Doors, windows, screens, soffits, gutters, downspouts, Hurricane shutters - visual review
Outdoor light fixtures - visual review
Roof, AC units, fencing, windows, screens, mailbox, Exterior hose bibs
Interior Inspection:
Visual review and ensure mechanicals are in working order
Verify Proper AC & Humidity settings and adjust as needed
Document Interior Temperature and Humidity levels
Windows and Doors - locked and water tight
Closets and storage cabinets inspected
Turn on water supply for whole house drain flush
Water leaks-Flush toilets, run water through sinks, tubs, and showers
Signs of water damage and/or mold/mildew on baseboards, casings, moldings, floors, walls, & ceilings
Water flex lines and drains - all sinks and toilets
Garbage disposal(s) Hot water heater(s) - must be "off" at circuit breaker if water main is off
Signs of insects, pests, rodents
Run dishwasher(s) - short cycle (if requested) Run washing machine(s) - short cycle (if requested)
Smoke/CO2 alarms operation - Replace batteries when chirping
Refrigerator, freezer, and wine cooler temperature and ensure proper operation
Ensure ice makers are in "off" position and bins are empty
Clock settings - reset if needed
Operation of various lights - interior and exterior
Replace light bulbs if available
Circuit breaker panels - ensure proper operation on/off
Raise & lower Garage Door(s) (if applicable)
Visual review of auto(s) (if applicable)
Visual review of auto trickle charge light is green (if applicable)
Start engine(s) (if applicable)
Garbage - take garbage out/in as needed
Houseplants - water plants if requested by client
Lanai/Pool Inspection:
Visual review and ensure mechanicals are in working order
Screen door(s), screens, and cage structure
Water level and condition of water (if applicable)
Equipment (if applicable)
Final Tasks Upon Departure of property:
Document visit date & time
Ensure hot water heater is off
Ensure water supply is off Final visual walkthrough, including listening for anything unusual
Turn off all lights
Enable security system (if applicable) and lock all doors and windows
